I specialize in first time Homebuyers and Sellers.
The decision to move from being a renter to a homeowner is one of the biggest decisons that the average person will ever deal with.
The homes at the left of this column represent just a portion of the homes that I have helped first time homebuyers move into.
I can do the same for you.
Where do we start?
Step 1: is to get you pre-approved with a lender. If you already have a Bank & loan officer in mind, thats great. If not, I have loan officers I work with that can get your loan approval process started over the phone.
Step 2 : Once we know how much money a bank is willing to loan you we need to determine what your "payment comfort zone" is. Just because a bank is willing to loan you $250,000, you may not be comfortable making that big of a house payment every month depending on your lifestyle. You may not want to be so "house poor" that you can't afford to take a long weekend trip to Chicago on the spur of the moment.
Step 3: Let's talk about what you need in a home; both "have to's" and "want to's". What are your minimum requirements for bedrooms, bathrooms, garage spaces and so on. Also we need to know if you need one or more bedrooms on the first floor or are there other special needs that your family requires. One we have this information we can search the mls (multiple listing service) to see what homes meet your needs
Step 4: Looking at homes. This is the fun part for most people.
I always tell buyers that they will walk into a home and say "This is it! This the one!". Sometimes it takes just a few homes for this to happen and sometimes it may take several dozen homes. I promise never to pressure or rush you in your buying decision. You are the one making the purchase offer and writing the checks so let's make sure you are totally comfortable with the buying decision.
Step 5: Once you decide on a home, I will do a CMA (comparitive market analysis) on the neighborhood and on homes with similar features to insure that your offer is in line with current market conditions.
Step 6: Once an offer price is decided on, I will guide you through the maze of paperwork and your options as far as inspections and buyer and seller contingencies. If you already have inspectors and a lawyer you wish to work with again that's great, if not I can provide names of professionals that I have worked with in the past.
Step 7: Once you and the seller have reached agreement on price and all other details my job is to "sweat" the details so you don't have to. I will insure all deadlines are met and you are kept updated on the timeline of all activities. You should be able to enjoy the moment and not have to be worried about every tiny detail.
Step 8: Go to the closing, sign the paperwork ,get the house keys and start enjoying your new home!
